    We have a garage attached to the house and another a couple of yards away which we do not use and wish to sell it. Is this possible as it is featured on the title deeds

    Hello,

    Yes you can. You can do a "transfer of part". If you have a mortgage though you'll need the consent of your lender who may want you to pay off part of the mortgage debt in return for consent.

    It will depend on whether the loss of the garage from the title will affect the value of the property. Essentially the lender needs to make sure that the property it is left with is still saleable and it can still comfortably recover the amount owing under the mortgage should it need to repossess and sell. If it can then it might be that no lump sum payment is required. You will however have to pay for legal fees and probably a basic valuation.
