• Executed Transfer Deed?

    We are trying to sell a shop, its freehold with no mortgage and sold for low price hence the DIY convencing. So far bluffing my way through.

    The buyers solicitor has asked for "Please also confirm that prior to exchange of contracts and completion of this matter you will let me have a duly signed contract and a duly signed and executed transfer deed that will be held to your order pending exchange of contracts and completion."

    I am not sure what she is referring to as 'executed transfer deed'. Is this the land registry AP1 or TP2 forms? If we have signed and 'executed' these forms then as it says on them "The transferor has received from the transferee for the
    property the following sum (in words and figures):" surely if we sign that then it infers we already have the money which we don't. I'm worried that she is trying to hoodwink me into handing over signed documents before the money is received.

    What should I do and have I got the right forms that she is asking for?
