• Completion Procedure

    Hi
    I have purchased a flat at auction on leashold ( 999 yrs )and have exchanged contracts.
    Can you tell me the steps for completions
    I can see I need to pay the seller ( does this actually require a solicitor?) and I need to change the information on the land register.
    Is the other stuff I need to do - the flat it self seems very straight forward - can I complete my self. Or can I do most myself and just pay a solicitor for the bits they have to do ?
    And how much should that cost me ( I am now on a tight budget ).

    Hi,

    Essentially you need to complete, ensuring that before you send the funds to the seller's solicitors you obtain undertakings from them to supply the TR1, repay the seller's mortgage if he has one and settle any arrears of rent and service charge. You then need to submit an application to the Land Registry to register you as the owner. There may be things you have to do now to ensure you can be registered as the owner after completion and you would be well advised to instruct a solicitor. You should expect to pay £200 - £300 plus the Land Registry's fee and stamp duty (if applicable)
