• Buying A Repossessed Property

    I'm buying a repossessed property- it's a cash purchase of a registered property. I know the house and the area well and I live nearby. I've done local searches. The seller is the Leeds BS and their solicitor has sent me the Draft Contract and Draft TR2 transfer form.The deadline is 9 days away.They say they want to complete on the same day as exchange takes place. My question is - What searches must I do now ? In particular of course I need to ascertain that there are no other charges on the property than the Leeds BS one which I think I'm correct in saying is discharged upon completion with the TR2.Would any and all charges be shown on an office copy of the Register ?( none is shown at present). Please reply asap. Thanks.

    Hi,

    You should carry out an OS1 search. Do this now as you will have to do it through the post. Any financial interests created and registered after the Leeds BS charge will be "overreached" and will be removed automatically on submission of your application to register the TR2
