• Fixtures, Fittings & Contents Form

    £9.99

This form, completed by the seller, will confirm what chattels (carpets, curtains, light fittings, furniture etc.) that the seller intends to leave at the property and what items he intends to take away. Irrespective of any prior agreement or any information contained in the estate agent's particulars it is the fixtures, fittings and contents form (which should be attached to and form part of the contract) which is binding on the seller, therefore the buyer should check it carefully to ensure it accords with any agreement with the seller. If no form is completed the seller is obliged to remove anything which the law considers a chattel rather than something which forms part of the fabric of the property itself.
