    Hi my partner and I are separating he is happy to do a transfer of equity and take no money from the equity in the house and I continue to pay the mortgage. Do I need a solicitor?

    Yes you do. For the transfer to be registered you will need the consent of the mortgage lender who will insist that a solicitor is instructed at your expense. The lender is not obliged to consent and will want to check whether you can afford the mortgage on your own before it will consent.
