    Is this land that is part of their current property? If so they'll need to sign a AP1 in your favour which will need to be registered at Land Registry using form AP1. The tp1 will need to grant any rights you need over your parents' retained land and they may need to reserve rights over the land they are transferring. If there is a mortgage on the property the lender will need to consent and a solicitor will need to be instructed. As for tax implications, if the land is gifted there will be no stamp duty but beyond that I couldn't say.
