    which type of local Authority search is most commonly used in a conveyance. Is it an "Official search" or a "personal Search". What are conveyancing lawyers mostly using in the conveyancing search process.

    Personal searches are more and more common because they are insurance backed, are often quicker and require less administration on the part of the conveyancer. Also, from a cynical stand point, organisations such as estate agencies who refer high volumes of work to lawyers will often insist on the use of a particular search provider as a condition of the referral contract with whom they have a kick back arrangement. A few mortgage lenders insist on the use of official searches however.
