• Buying A Property With Loft Conversion - No Regs

    Hi. We're buying a house and discovered that there are no building regs certificate for the loft conversion that we believed was built around 27 years ago. The house has been bought and sold a few times since then. The current owner has indemnity insurance against this. Not knowing the proper protocol I emaled the council a query to ask about my options the process for obtaining a certificate (assuming the paperwork had been lost somewhere down the line.) I now understand through research that I may have invalidated any potential idemenity insurance that I could get against this if we go through with the purchase. The house is being sold as a 4 bedroom with the loft conversion as the 4th bedroom. But if no building regs actually exist then can this be classed as a bedroom? We want to carry out some significant work in the house - like converting the garage that will also require regs. We are at s loss of how to proceed. The information around is confusing. We not sure if we should pull out. Can you help?
