• Building Regulations From Circa 1985

    My parents are selling their 40 year old house. In the early 80's a load baring internal archway between lounge and dinner was removed but appropriately fitted with an RSG. Also a shower header tank was fitted in the loft removing two trusses. Both works completed to a high standard.

    There is no building inspection certification for both DIY examples. Will this be a problem in selling the house and how could it be remediated?

    This shouldn't be an issue given the time that has elapsed as long as there are no structural issues. Your parents might need to pay for an indemnity insurance policy, which should cost less than £100 for an average price property (the premium depeds on the sale price)
