• Selling Barn And Yard With Easements Of A Third Party

    We are selling our yard and barn to a neighbour. His solicitor says he wants Indemnity Insurance as a third party who owns the field next door has an easement to enter the yard to 'lay down and maintain services, such as gas, electric and water & sewerage'. This easement on the Charges register lasts for another 30 years, but has not been used by the third party since it's inception 50 years ago. BIBA say it is the responsibility of the buyer, but his solicitor is saying it's is down to us. Where can we get this type of insurance policy? They all seem to be against lack of an easement, not the presence of one in our case.
