• Absentee Landlord

    Hi - I'm buying a detached leasehold bungalow with about 969 years left on the lease. The lease is £25 per year. The seller is providing an Absentee Landlord Indemnity Policy as we are told that the leaseholder cannot be traced. Will I be entitled to carry out home improvements (such as adding a porch or conservatory)that would normally require the permission of the leaseholder? What would be the consequences if I leaseholder surfaced many years from now?

    The freeholder may still be able to take action for breach of covenant and it's unlikely the polict would cover you for this but it's equally unlikely the freeholder will surface
