What is a Plansearch?

This is a search of the local authority planning records and policies covering the land surrounding the property, to a radius of 250m.

Why order a Plansearch?

A plansearch should be requested entirely at the discretion of the purchaser. The local authority search, which should be carried out in every transaction, is limited to planning applications relating to the property itself and will not reveal applications affecting neighbouring properties. If a purchaser is concerned about the potential development or change of use of neighbouring land than a plansearch may be wise.

Ordering the Plansearch

A plansearch can be ordered either online or over the telephone via Jordans Property at a cost of £23.50.

The Plansearch Result

The search will reveal any planning applications affecting land within a 250m radius of the property since 1997. It will also reveal details of any local authority planning policies for the area. It does not particularly need to be inspected by the conveyancer and should be passed directly to the purchaser.
