    Occasionally, it will be necessary for the owner of one property, for the benefit of another, to grant an easement (a legal right). This might be a right of way, a right to use service media or a right of access for repair for example. It will often occur where the beneficiary is developing his land and needs new rights or where a right which should have been granted previously is omitted by mistake. To take full legal effect the document which creates the easement must comply with s1 Law of Property (Miscellaneous Provisions) Act 1989. This specimen deed, if properly completed, executed and delivered, should comply with s1.
