    Although restrictive covenants are capable of binding the successors to the original covenantor, positive covenants (such as to pay a maintenance charge) will generally not be. For this reason it is sometimes a requirement for a purchaser to enter into a direct covenant with a landlord or freehold management company to observe and perform the existing positive covenants which affect the title. This document is a template deed which creates covenants between the buyer and the landlord/management company.
