    I have a lump sum cash amount which I wish to gift to my Partner which will be used towards a property which we will both reside in. He will have a mortgage in his sole name for the remainder.

    There are a number of options and you should speak to a solicitor. The most common are a second charge, i.e. you have the benefit of a mortgage on the property or you enter into a declaration of trust whereby he holds the property on trust for the two of you. This should be protected by a restriction preventing sale without your consent. Whatever option you choose will need to be acceptable to his mortgage lender and lenders will often not be happy with any third party interest
