    My mother is transferring my deceased fathers property to herself (transfer by way of assent), but we have discovered in the proprietorship register a second paragraph that would indicate that there are a chain of indemnity covenants.

    If there is no indemnity covenant in the AS1 then liability for any breach of covenant would stick with the estate of your late father. This would mean that after your mother parted with the property in future she would not be able to pass liability to the buyer so perhaps an indemnity covenant would be wise
