• What Is The Standard For Local Seaeches And How Should A Local Search Be Done?

    I would like to know exactly what the standard is for search companies to comply with when carrying out a search as part of the conveyance process. i.e should they make contact with the local council, or just do it electronically using grid references on planning applications?

    The type of searches to be done as part of the conveyancing process all depends on the area in which you are buying. It would usual to carry out a Local Search, Drainage & Water Search, Enviromental, if in a mining area a Mining Search May be carried out and if concerns re planning a Planning Search.

    If doing DIY conveyancing searches can be carried out by registering with and carrying out the searches through a third party organisation such as www.bigpropertydata.com, there are other providers.

    The response DiD NOT answer my question .
    Is the a standard for searches ?
    Should they ( private , third party companies make contact with the local council ) ie to find out future planning housing projects set out in the Local Plan for example.
    Or are searches just done using grid references I . E on submitted planning applications . What is the standard?
