    selling my house with internal non load bearing wall removed between what was once kitchen and separate dining room in 2003 non listed house solicitors want planning permission, but none was got at the time, what can i do?

    You do not need planning permission to remove an internal wall. If the wall was load bearing then you would need building regulation approval as removal might affect the integrity of the building. If solicitors are being awkward you could get a structural engineer to take a look and confirm that the integrity of the building is ok.
