    Hi,my lawyers are holding up my house purchase saying an lpE1 doc for a leasehold garage sold with the property is required,while we are unable to get this done in time...is this document a show stopper pls advice

    It depends on the circumstances of the individual case and it isn't always wise to comment on specifics without being in full possession of the facts but in general terms a conveyancer would be looking for evidence from the freeholder that any rent, service charge or insurance premium (if any) was paid up to date, the details of where to serve notice of the change of ownership and confirmation of the fee and confirmation that the freeholder is not aware of any breach of covenant. A full LPE1 wouldn't normally be required. Remember though that your lawyers will generally be acting on your best interests and will be in full possession of the facts. There may be other parties in the transaction who have their own agendas
