• Do I Need Adverse Possession Indemnity Insurance

    My mother in law mistakenly threw away the title deeds to the house when clearing out my late father in laws bureau. We have been given possessory Title even though they had lived at the same address for over 55 years! In order to sell the house without any hassle do we need to buy an Adverse Possession indemnity Insurance and if so how much would that be on a house - about 260,000?

    Hi,

    After being registered with Possessory title for 12 years you can apply to upgrade to Absolute title, so unless the registration was completed in 2004 or before then you will need indemnity insurance. The cost will be around £100 - £200 and should be arranged by yours or the buyer's conveyancer as part of the the sale process

    Thanks - it has only just been registered as didn't realise the house wasnt registered on the Land registry site until we decided to pit it up for sale this year!
    So presumably we still need the indemnity insurance ?
