• Currency Of Searches At The Point Of Exchange/completion?

    Must a conveyancing solicitor ensure that searches are up to date at the point of exchange/completion? We were not told of planning permission applied for by the ground floor leaseholders of our building, although it was applied for before we exchanged.

    No. If the application related to the property you purchased then your seller shoildI have told you.If it related to a different property then the normal searches wouldn't have revealed the application anyway. There is a search that can be done which perhaps your solicitor could have offered you.
