    Chimney breast removed over 15 years ago do i need buiding reg cert. We are not selling house, it just came up as next door is (semi detached) and they had hadtheirs removed in last 5 years and nit git building reg cert but do now. However this highlighted that we have one removed. Tgis was done prior to 2004. Do i have to pay the £250 fee to have building control round and lift floorboards/ chip away at plaster to see if it is supoorted properly?

    It might not have at the time (check with your architect). If it did require building regulations then you can:

    1) Obtain an indemnity policy (if buyer accepts this proposal)
    2) Pay building control as you propose for retrospective consent
    3) Ignore the breach as enforcement period has passed so enforcement risk is negligible.
