    Do I need to get in touch with my solicitor to oversee the layout change or do any conveyancing/legal work for this?

    You should check the terms of your lease but you will almost certainly need the prior consent of your landlord depending on exactly what changes you are making you may need building regulations approval. There is no need to instruct a conveyancer however if the landlord refuses consent and the lease says he must not unreasonably refuse (and you think his refusal is unreasonable) then you may need to instruct a litigator who specialises in landlord and tenant law. You should contact the valuation office to see if the change affect the property's council tax banding
