• No Consent From Freeholder - Can’t Get Indemnity Insurance

    We bought a house less than 12 months ago and converted the garage without obtaining the consent from the freeholder. We now want to sell but understand an indemnity policy won’t be possible. What are my options?

    1) Wait till sufficient time passes that you can get an indemnity
    2) Find a buyer (if any) who is happy to purchase with the breach (will need to be a cash buyer) or hope that their lawyer does not ask about the lack of consent (unlikely)
    3) Ask freeholder for consent (but be prepared for possible worst case scenario freeholder asking you to reverse the alterations at your cost or forfeit your lease)
