• Property Searches Before Signing A Lease

    Hi I am looking to sign a lease for a rental office and I was wondering if I needed to do local authority, environmental searches etc as I've been told I need to, if so can I do these personally?

    I strongly recommend these but it does depend on the term of the lease. If it is for less than 20 years you might feel that it's not worth it if you could easily relocate the business if some issue arose (e.g. subsidence or local authority enforcement notice). It's up to you and your appetite for risk - would you be happy to purchase risking any possible negative results in the searches? You can obtain searches personally or through your conveyancer.
