    No, the mortgage will need to be repaid. Also, if it is a retirement flat it will usually be a condition of the lease that the occupier is over 55.

    Thanks for your reply. It is a Freehold house so no problem there. Land Registry said that the BS needs to give permission if they are recorded in the Propreitor Register (they are not, they hold a registered charge over the property). Nothing underhand in why I want to change the title, it is just that I want to re-mortgage to pay off the existing (no additional borrowing) and the existing BS are not competitive whereas other lenders will not consider until the property is in my name, so caught in a circle, I wanted to change title then re-mortgage to pay off the existing mortgage. Seems I can't do that and am stuck with the holding BS.
